Typical additional costs include: lease-up fee (typically 50-100% of first month’s rent), lease renewal fee, eviction coordination fee (if necessary), and maintenance/repair costs (passed through at cost or with small markup). All fees are disclosed in the management agreement.

Typically 12 months with provisions for renewal or termination with 30-60 days notice. We want property owners who are satisfied with our service—not locked into agreements they’re unhappy with.

Yes. While evictions are rare with proper tenant screening, we coordinate the entire eviction process when necessary including notices, court filings, and lockout coordination. Nevada’s eviction timeline is among the fastest in the nation (3-4 weeks for non-payment).

Rental rates are based on comprehensive market analysis including comparable properties, location, condition, amenities, and current market dynamics. We balance maximizing rent with minimizing vacancy—overpricing leads to extended vacancy which costs more than slightly lower rent.

We coordinate all maintenance and repairs using our network of licensed, insured contractors. Emergency repairs are handled immediately with owner notification. Routine maintenance requires owner approval above specified threshold (typically $300-500). All work is documented and reported.

 

We offer full-service management only. Partial management creates confusion about responsibilities, reduces service quality, and complicates tenant relationships. Our comprehensive approach ensures consistent, professional management.

Our service area is Reno/Sparks metro and North Lake Tahoe/Incline Village. We do not manage properties in other Nevada markets.
